Be Confident In Your AgentToday I read a post written by Maria Gilda Racelis  "Is It Okay if We Borrow The Pictures You Took of Our Property?"   This is a post where her and a seller have parted ways for whatever reason as we sometimes do and now the sellers are asking if the new agent they now want to use can use her pictures from the previous listing. 

This seems to me to show a feeling from the get go that they are not confident in the abilities of their new agent.  When you are hiring someone especially a licensed professional, you do so because you have faith in their abilities.   If you start off with a lapse of faith then how do you think things will proceed from there?  Especially if someone you hire is willing to use the work of another?

When you decide to hire a professional to market your home you want 100% confidence in that individual that they will take the ball and run with it.  That you as their partner will be there to back them up and help them make vital decisions concerning the actual sale.   They are your salesperson, photography supervisor, chief negotiator, work oversee person and soooo much more... The list can go on for days in some deals. 

When you hire an agent whether to buy or sell a home BE 100% CONFIDENT IN THAT AGENT - or maybe you have the wrong one?

If you really think that the pictures from the agent you are throwing away are going to be better than the ones provided by the new agent, why the heck are you changing agents?

Hi Debbie - We have fielded that request regularly over the years - usually with a turn down - and it does raise that question, but we usually know the answer anyhow. Pretty much all the good agents in our market are capable of providing good photography. The others - not so much.

Debra, not only should a consumer be 100% confident in the agent they hire they should not ask an agent whom they have parted ways with to allow the next agent to benefit from their hard work and marketing expenses.

Debbie - There are certain tasks that every agent should be able to do, and arranging photography is one of them, so I agree that there seems to be less trust in the new agent or perhaps it is laziness.  Either way, maybe not the best way to proceed for the sellers...

I agree with you, Debbie, they have little confidence in the new agent....and I would say no, as well.  That is my intellectual property no matter what.

Debbie, I read Maria's post, and was shocked a seller could actually ask her!    Hire someone to get new photos or do it yourself, and put YOUR stamp on that listing.   Just plain lazy if you ask me!

The new agent needs to provide their own pictures!  If a seller doesn't want the new agent's pictures, why use them?

I've experienced it both ways. One seller wanted to use old photos of their home they had on the market years ago with another agent -- said no and explained because it wasn't my work product. Another seller I parted ways with new agent stole my MLS photos. It's sad we even have to have this discussion.

If I was on the Seller side and the Buyer want the photos I would give to them. I would never give to a new listing agent. They should have their own process when listing a property. If not get the previous agent in there and show them how to do it.

Thanks all for your comments.  I am still shocked they would even ask.  I think it speaks volumes about how they feel about the current agent's work and definitely how they feel about the new agent's anticipated work as well.

Isn't it sad that the first agent sets the stage for the next agent. I sometimes wonder if there are cases where the pride of the client has gotten the best of them. So, to save face, they bring on another agent with whom they drop their hardline stance and give in to the recommendations of the first agent.
