I like to stay in touch with all my past clients, and one of the ways I do this is to mail them a card on the anniversary of the close of escrow, together with recent comps.   Today happens to be the anniversary of a house COE I sold about five years ago, an industrial/contemporary style fixer in West Hills, with amazing views, and as I was writing the note, I was transported back to 2010 ...  

My client approached me because the lease on the house she and her boyfriend were renting for $4,000 a month, was due for renewal, and they wanted to find another home to rent.  Yes, $4000!  A month!   At the time, I didn't know her too well but of course I commented that $4,000 a month was a big chunk of money which would easily cover a mortgage on a really nice home.  Being a smart lady, this made total sense to her, but she explained that unless she and her boyfriend married, they wouldn't want to take on the responsibility of home ownership.
