One of the services that I provide for my clients is to preview a home if they are not available to go and look right away. This one seemed like a very good price for the location. However once I viewed viewed the home it was apparent it has real issues!
I am not a home inspector but some things are pretty obvious even to me. This one has some dramatic foundation issues. I recommended that the buyer pass at any price!
It may be hard to see in the photo but there is also a very profound outward bulge in the foundation.
The garage floor has settled by several inches!
It is pretty common in todays market for investor buyers to make offers sight unseen with the right to an inspection after the contract is accepted. I can pretty much promise that at the price this home is offered at there will be multiple offers. I am glad that I saved myself the time and trouble of making the offer and saved my client the hassle and cost of inspection!
