Saturday: Open house. Agent comes in with clients. Says, really like the property but we won't be writing because you are over priced. I say, write an offer based on what you and clients think its worth. He says , no we will wait till you drop the price.
Sunday: Same open. Clients come in with different agent in tow. Say they like the property and have emailed offer based on what they think the property is worth.
Monday: in office and read offer. Monday about 2 PM. Offer accepted in escrow. Buyers agent and clients absolutely understand that opening a dialog beats waiting around.
