3 went UAG in the last 30 days. The DOM is 200.67. This follows what the ILMS is showing with the recent International Luxury Market. 7 Sales in the last 30 days which is wonderful and way beyond the yearly average of sales. The Spring Market is upon us early this year with the real possibility of interest rates taking a small tick up in the next six months. Certainly at the luxury level a incrementally small jump in interest rates will not kill the market. The Listings that were sold this last month were 101 DOM with an average of 86 days to get an offer. At this price point a very large sale can skew these numbers up. The average price point this year has been around $2,400,000 level. A jump in average size of house, and price point are much larger these last 30 days.
Single Family Expired Listings: 2 Avg. Liv.Area SqFt: 6,019.50 Avg. List$: $2,395,000 Avg. List$/SqFt: $417 Avg. DOM: 123.50
