Listing Homes in Winter - The Day to List a Home?

 

Many cities are seeing winter weather with ice or snow and listing the home on a day you will get the most traffic can be tricky.     Most homes would do best if you list on Friday for the weekend traffic with most buyers having this time off.     However, last weekend we had a foot of snow predicted.   With this in mind, the Seller and I decided Wednesday was the best day, having three days with no snow.    

 

Snow Days

We have been lucky to have only one or two days a week with snow, and in between we were seeing 50's, 60's and close to 70.    We are seeing winter now, every couple of days we have storms rolling in, making it more difficult to plan for a new listing.    We are to get another possible 10" starting late today through Wednesday and more over the weekend.  I would prefer not to force potential buyers out onto the streets to get into a home before it is under contract.    This week Friday looks to be the best day with days looking good through mid-Sunday, which should give buyers enough time to get into my new listing.

 

I have a few buyers looking for homes, and see new listings coming on today - sure hope when this storm hits late today I don't have to be showing homes!     It has been interesting to watch the weather to find just the perfect day to have the professional photos done on two new listings.   Yesterday was full sun even though we have piles of snow!

 

Do you plan for the best day to put a home on the market with weather taken into consideration?

Our typical plan involves completing the staging and photography in advance (we choose a day and will postpone if the weather is not cooperating). An example that pops to mind is a house we have that I just put active yesterday. They have an amazing 33,000 gallon custom swimming pool outside. We knew this listing was "coming" for a few months so we were able to get all the exterior shots in the fall just before they closed up the pool. As a general practice, we put listings on the market on Tuesday's to give them time to populate out to as many websites as possible before the weekend.

Joan,

The weather is adding a variable to the buy and sell equation. Listing a home is tough enough let alone planning around weather forecasts. Forecasts here are incorrect so often and would be impossible to plan around.

I've always listed a home the very next day. I like to get it out to the public and Realtors ASAP...

I would LOVE to list on the weekends, but last weekend and this weekend, we are expecting a snowstorm with a foot of snow.   With homes only on the market for a day or two, have to plan a little!

Joan, our weather has been all over the place as well, we don't have snow, however, our rainy season is equally bad when trying to take pictures or show homes. I like to list Thu or Fri as most are out looking over the weekend.

Interesting question . . . . snow can really slow down a real estate market . . . . Working in New jersey for so many years . . . . buyers will come to see homes when it snowing and buy.

I don't subscribe to the idea that there's a better day to list the home.  I do believe in great pictures and description as well as the rest of the marketing to make a listing generate buyers.

Joan Cox ~ I don't like to list on Sundays, Mondays, Tuesdays. I like to list on Wednesdays and Thursdays, typically. But I've listed when needed on a Saturday afternoon and had three showings booked within an hour and an offer by Monday. I think one can argue a credible case for any number of days in the week.

Joan, We don't see any snow days in San Antonio, so I like to get my listings on the market by Thursdays or Fridays, so we can catch two weekends as a New Listing in our MLS.

I typically like to list on a Thursday giving me a few days to have my listing populate among the various sites I belong to. Finding a clear day for photos can take a bit of planning and looking at the weather forecasts.
