Buy What Makes You Smile

Long Island is aptly named. With so many neighborhoods to choose from - an estimated 198 divided between two counties - Nassau and Suffolk - how does an out-of-town buyer even begin to know where to start?

The answer lies in jotting down, early on, the lifestyle choices that matter to you.

And when - not if - you become overwhelmed, unless you're a professional investor or mature homebuyer, who has quite a bit of experience and knows exactly what he/she wants, please refer to this list, as often as necessary.

Some key items to keep in mind:

  • Commute to work - so incredibly important because hours spent away from home will determine how much time you have left each day to spend with your loved ones, engaging in enjoyable activities.

  • Community attributes - this is the unique aspect of a home search. Only you know what you need or want access to when you are not at work.

Options may include "walkability" or public transportation, parks and recreation,  beaches, shopping, houses of worship etc.

Narrowing that confusing field of options can be time-consuming if you are truly starting from scratch. However, the process does work so give it a chance. In time, your face will light up at the mere mention of a community and afterwards, it's only a matter of choosing from homes that are currently on the market and fit your budget.

Try not to get too hung up on perfection because it doesn't exist. In the end, you will likely need to compromise, even if you are building that home with your own two hands!

Maybe, you've been dreaming of a home theatre but the properties you've toured don't offer one and available square footage has shouted a resounding "no." These, seemingly important, amenities don't really matter as much as you may think, in the scheme of things. Trends come and go and you'll probably tire of them quickly. Try to keep an eye on the big picture.

If you choose a community that's compatible with your lifestyle, I will personally guarantee your long-term satisfaction. Don't underestimate the simple pleasure of strolling to the local ice cream shop on a warm summer's night.

When you're searching for that perfect home, buy what makes you smile.

Empowering Sellers-Buyers to Make Their Best Moves

Keeping it simple makes it easier for buyers to know when they have found the house. I notice less tension in their bodies (shoulders are lowered), smiles come on their faces & at times they sigh. Solid clues they've found their house and the search is over!

One of my clients called it "the smile test". She knew when a property was right for her because just thinking about it made her smile.

Well done focus on the issues buyers should consider, and a deserving feature. Commute is a big deal, especially in areas like yours and mine where there is alot of traffic - it's all about the lifestyle.

Buyers often say they will know the right house when they walk in...and that means a big smile and the feeling "this it it!"

Enjoy your weekend

Jeff

Quality of live; smiling and relaxing all necessary. If those change then you need to change your zip code. That's where we come in, right Jill.

My only comment here is...I have never been to Long Island and would love to go there sometime and get  a tour of the place.  You've had some interesting and challenging transactions I'm sure...and some that make you smile!

Jill - Greetings from a former "lown-guy-landah"!  Loved your post and the points you made.  One paragraph that resonated with me was: Try not to get too hung up on perfection because it doesn't exist. In the end, you will likely need to compromise, even if you are building that home with your own two hands!  Isn't THAT the truth!

Debb Janes Hi and thank you. I loved your movie entry. Great job.

Margie Pacheco Good job describing the body language!!

Doyle Lee Austin Davison Iv That would be true for all of us out of area. First, you'll need to know that the agent "gets you" before putting your trust and such a big decision in her hands. And you can always spend time driving around, if you have that luxury, getting a feel for the neghborhood vibe.

Nora Sims I will remember that. The smile test seems easy enough to pass given time and perseverance.

Jeff Dowler CRS Thank you and so true. In time, the buyers will know the right house just like they've known about so many other important things before.

Dana Basiliere What could be more important than a life well-lived? I like the way you phrased it - if you don't have quality, change your zip code.

Mary Hutchison, SRES, ABR I can help with that!

Home Ownership is w/in Reach. We Make it Happen!

Good Morning Jill: I have buyers who want to stay in the city for convenience and some who bought properties which are 45 to an hour drive to work and in the middle of nowhere.

But their decisions were based on what they think would best suit their lifestyle and needs.

They do have varying preferences and priorities. And at the end of the day, there will be compromises. But there will always be a dominant factor that will play as the tilting point. And that, as you put it, is what makes them smile.
