If they say progress is made in small steps, then you are looking at the real estate market in New Castle, County, Delaware, for the first month of 2015.
New listings were up only 1.5% over the same time last year, but due to an uptick in activity at the end of 2014, closed sales were up 5%. The median sales prices were almost identical to the previous year, and the percent of original list price received was almost flat. Average days on the market were up almost 3% but the inventory of single family detached homes was down almost 6%.
I am finding that there are a lot of potential buyers searching the internet for their dream historic home for sale in Delaware, especially folks in New Jersey. When they find out the real estate taxes, they are ready to call the moving truck.
I am also finding that an historic home for sale which was taken off the market by the seller last fall has a second life on the internet, especially if it is a very lovely historic property. One website (not the only one) still has the property listed as active and has my picture and contact information. The owner is happy with this, since we still have permission to show the house.
