I am hearing myself say that more often this year!
I feel so bad for one of my local buyers in Woodbridge Virginia.
I met them at an OPEN House in December and at that time they were looking for a Single Family under $400,000 In the Lakeridge area of Woodbridge. At that time their wish list seemed very possible to find a home priced under $425,00 with updated kitchen and bathroooms and a two car garage.

Granite Counter Tops and Stainless Steel Appliances are on the Top of most buyers must have list today.
Well let's fast forward to this last week in Feburary ad I have now taken these folks out looking at homes on three occaisions. They typically only go out on Saturday or Sunday which is putting them at a disadvantage. Everytime we go out house hunting we are running into multiple buyers looking at the same homes we are . This is now putting them in a position of not having time to think before they must put in an offer . They have called me twice already wanting to put in an offer only to hear me say...
" I am Sorry that one is now Sold!"
So how do they catch a break you might ask?
Simple buyers need to be open to coaching and listen to their buyer agents who have a great handle on local market conditions. If you are in a competitive price range you need to be ready to make a decision should you find a home you like. If you need time to ponder and sleep on it you need to rethink your househunting days.
Tip From Pat - Take a day off work early in the week such as Tuesday or Wednesday so that if you need a night to sleep on it you are still getting your offer in before weeeknd competition!
Since I started with them in December we have watched several homes they wanted to think about get SOLD before they could make a decision. That really wears on a buyers emotions and the idea of getting a deal or fearing a better home will come on at a better price clouds their judement. They soon realize after losing two or three houses They need to adjust their needs, wants along with price as the market conditions shift.
In this young couples case the market is shifting into our Spring market early even with snow on the ground! They feel like they are looking in their rear view mirror and wondering why another home they thought they wanted to submit an offer on got away.

Indecision is a buyers enemy when the market is hot .. Buyers who are not paying attention do not realize that supply and demand is affecting prices of homes and pushing them up due to lack of inventory expecially under $400,000. Then add to the change in interest rate and they soon learn their buying power has changed. When these folks started looking we were at 3.5% Interest Rate(talk about a deal the lowest we have had ever) and Today it is at 3.9% so they have now lost about $30,000 in buying power due to indecision...OUCH...
So if you are a buyer looking for a home in Woodbridge, Virginia this Spring make sure you get your wish list together, be ready to make a decision because homes are selling fast. Make sure you have talked with a lender and have are in a postion to to buy. There is nothing worse then going to the store without your wallet. Remember the home you looked at today another buyer looked at yesterday and slept on it and is now ready to buy.

Now it is time to get inside and see how they really look and feel. You will know a good home when you see it. Trusts your instints and just go for it. If it is not meant to be it will fall apart and if it is suppose to be your home it will all fall together seemlessly.
