Stratham Home Values Gone With The Tide?
Looking at the data for Stratham home values based on sales records over the last eight years shows us that Stratham home values are hardly “down for the count”. The news is quite good in fact. There is no question The Great Recession reeked havoc on real estate around the nation. Fortunately for Stratham residents, the effects were not quite as debilitating as other areas of our great country. Based on the number of sales over the last three years, it seems the demand for Stratham homes has grown. In the doldrums of 2008, median days on market of sold homes was at 93. 2014 saw Stratham homes selling almost 60 days faster. 2009 saw 57 homes sold and 2014 posted 118 sales. New listings slackened from 2013 to 2014 and more homes have sold. As demand is quite high and inventory is down, we will see values rise.

Median Sales Price vs Average Sales Price
We look at Median Sales Price being a better indicator of price trends because Average Sales Price can be artificially skewed by a transaction with an extremely high or extremely low sales price. Median Sales Price is the sales price of the transaction in the middle of all the data with half of the sales having a sales price above the median and half below. This index rides like dirftwood on the ebb and flow of the tide.
Stratham Home Owners Can Rejoice
Stratham’s Median Sales Price was $407,900 in 2007 and fell as low as $344,000 in 2010. Today’s Median Sales Price is $416,000 up 21% from the valley. That is to say a Stratham home purchased in 2010 has gained 5.25% average per year. This is way above the national average of 2.3%.
