Steamboat Springs Real Estate Transactions Feb 20-26, 2015

I've always said the only way to fill the hole in your heart when you lose a beloved pet is to dive right back in.  Well...I did!!!!  And here is a great article...Brain Scans Reveal What Dogs Really Think of Us.  Ok...enough new puppy stuff; on to the weekly Steamboat Springs Real Estate sales report along with my analysis.

There were 11 Steamboat Springs real estate closed sales last week reported by the Steamboat Pilot.  6 were single family real estate sales, 3 were condo/townhomes, 1 lot/land, and 1 commercial/industrial sale for a total dollar volume of just under $4 million.

The Steamboat Springs Board of Realtors MLS reports today 120 Steamboat Springs area pending real estate transactions with a total list price pending dollar volume of $65,785,939.  The average list price of pending transactions is $548,216, while the median list price is $325,000.  11% of current Steamboat Springs real estate pending sales are listed for over $1 million, 3% are listed between $999,000 and $800,000, 8% are between $799,000 and $600k, 13% are pending with a list price between $599,000 and $400,000, 18% are listed in the $300s, and 47% are pending with a list price under $300,000.  Further, 37% of pending properties are single family homes, 35% are condo/townhomes, 17% are lot/land, 6% are commercial/industrial and 4% of pending Steamboat Springs real estate sales are fractional sales.
