5 Steps to finding YOUR New Home

So your all excited that a New Home is in your future, but what do you do first.  It seems something that is so exciting, like the purchase of a new home, or building your dream home should be easy.  You just need the right tools and the right agent to help you through the process.  One question you may have is how much house can I afford and stay within my budget. How do I apply for a loan? What does pre-approval mean?  In this do it yourself world in which we live and the age of the internet, why should you have a trusted agent to help you through the process.  After all doesn't that cost more money.  1) The first step to less stress, is knowledge.  You will need to make sure you can afford your dream home, so talk to your local bank or get a referral from a friend for a mortgage officer and this will help you to determine what price range of home you need to be looking at, (Pre-approval),  and also will help in determining your monthly budget. 2) Second, set aside some money for down payment, etc,. Finding a trusted agent who is experienced and can help you navigate your way through the process; from help in finding the right home, to negotiating the right price, to helping set up all the appointments with inspectors and attorneys, etc. 3)Once the contract is accepted; helping you through the process to closing, an agent can take a lot of the stress out of the process. We will help you through the ins and outs of all the important decisions and details that need to be thought through.  Majority of the time when you use a Real-Estate agent they not only have the knowledge and know how of the market, their fee is often times paid for by the seller.  4)What happens when you are wanting to build a new home, can you go directly to the sales office, doesn't that save you money. The answer is no, it does not, the buyers agent fees are usually covered by the seller(builder),so this would be at no cost to you anyway.  Please remember that a very important step is to find an agent who is going to represent you.  The sales office agent is representing the seller (builder), they will represent you too, but would be a limited agency, which means limited representation. 5) Buying a new home or building a new home is a very exciting time.  Know your rights and know that I would be honored to help you.
