Osprey, a small town situated between Sophisticated Sarasota and Charming Venice is home to Pine Run, a lovely and distinctively designed condo complex. Frank Folsom Smith, an architect who studied with Victor Lundy of the renowned “Sarasota School of Architecture” Architects designed the first phase on this 27 acre community just off Blackburn Point Road in 1973. Folsom Smith’s original design was to create “…unique, interlocking clusters,,, that maximize privacy for the occupants.” A tremendous noise reduction benefit comes in that 66 of the first and second floor units don’t share common walls with any living rooms or bedrooms. The units also have self-contained atriums on each level. The units are equipped with porches, balconies and exterior stairs in addition to louvered windows for light and protection. Upper story units have the bonus of soaring ceiling heights for added volume.

 

With the destruction of one of the units by fire in 1978, a replacement building became the prototype for the next two phases of development. Using Folsom Smith’s concept, ground plans and cedar exteriors, the designers created a cohesive design that fits into the community easily.

 

Every Community usually has a mix of Residents and Pine Run is no different. There are retirees, snowbirds, professionals and renters. Young Families may find it an advantageous location with its close proximity to Pine View School across the Trail. The Neighborhood has a wondrous draw to Creatives also! There are Writers, Artists and Musicians with several Casey Key Residents who use their units as studios.

Phase Two is host to the second pool and social functions. The Residents plan activities like Movie Night, Book Club Discussions, Monthly Potlucks, Trivia Nights and Aerobics in the pool! They have formed a biking group which takes to the Legacy Trail nearby, and formed tennis & golfing groups. Being so close to Blackburn Point Park and the very expansive Oscar Scherer State Park on the east side of the Trail provides even more of Nature at her finest if you can’t get enough within Pine Run!

 

 

 

Monthly association fees run between $350 to just under $500 with listings priced currently between $100,000 and $200,000. Most Buyers pay cash so the prices are reasonable and sales close quickly.
