MINOT REAL ESTATE 101

 

 Welcome to Bob Timm’s, National Marketing Realtors, Minot North Dakota Real Estate 101, lesson 6.

 

 The purpose of this ongoing course is not to teach anyone to be a Real Estate genius but to simply help you know the absolute basics about Minot North Dakota Real Estate.

 

The following map shows Minot’s Traffic patterns and then we will discuss their effects on home values.

Minot’s Busiest Streets In Order

Broadway (Hwy 83) is Minot’s busiest street. It has little to no housing on it with the exception of a few condos on the very North end.

 

Burdick Expressway (Hwy 2 Bypass) has few homes on it with the exception of a spattering of homes on the Eastern portion. Homes on Burdick are going to have less resale appeal than homes not located on Burdick.

 

16th Street West is mostly lined with homes with a growing number of businesses on the extreme South and North ends. Homes on 16th Street West are going to have less resale appeal than homes not located on 16th Street West.

 

4th Ave North has many homes as well as businesses along it. Homes in the residential portions of 4th Ave have retained an average value. 4th Ave is a very busy East - West corridor and it reaches from Burlington ND all the way through Surrey ND. 

 

22nd Ave North has many homes as well as businesses along it. Homes in the residential portions of 22nd Ave have retained an average value.

 

3rd  Street East is mostly residential. The area between Burdick and 10th Ave South is on the face of a steep hill and these homes are a hard sell because when it snows the hill may be impossible to climb at times.

 

Valley Street is a mix of commercial and residential. In addition to a busy street the homes on the North side of Valley street have a busy railroad track behind them. Valley Street is the only street I am told by name that Buyers want to avoid.

 

Other streets noted on the map are busy nonresidential streets.

 

Obviously owning a home on a very busy street is NOT a good thing for your properties value. However being near or having easy access to major though fares can make your home more attractive to buyers.
