I hate when a client tells me after a fe months "Well it's ok."

I try and talk my clients out of a purchase by pointing out the negatives.   I also hate when a client wants out of a contract before we close.

ometimes you just have to have a little patience.

I have several buyers, right now, searching for their first home.  At the moment, our market is rockin' and rollin', and there is a dearth of supply.  They're all getting frustrated.

Right now I have very little to show any of them, and they're starting to think that maybe they should settle.  It's certainly in MY best interest to allow them to settle and purchase something that doesn't fit them perfectly.  I'd get paid, they get to move into a property that probably won't suit them beautifully, and they'll want to move prematurely, and I might get a new listing.

But that's not the way I'm built.  I want my buyers to find the properties that fit them as closely as possible.  I don't want them to have to settle.

I don't want them to have to answer, when asked "Hey, how do you like your new home?" to have to answer "Shmeh!  It's okay... I wish we had waited... a great property came on the market right after we finished our inspection."

I want them to be deliriously happy.   So I counsel them to wait.  I'll let them buy, if they insist (could I really talk them out of it, if they really wanted to?)... but I counsel patience.

I talk myself out of sales, all the freakin' time.

What a great topic!  I don't often talk myself out of sales, but did do so recently.  My nephew who is almost as old as I am lives in Ohio.  He is renting a wonderful home on a farm, for a mere $275.00 a month.  There was no way we could pencil his buying a home that would match that payment.  I told him to save the difference between what a house payment would be, and his rent, just in case he had to buy one day.

Bill, it is easier to look for a more suitable home for your clients than to try and get them out of a hasty decision.

William, it's true, I think part of our job is to point out the things that a buyer might not see even if it might shoot a sale in the foot.  Usually, things work out in the long run.

The risk when some buyers act too quickly is that they'll want out - after their earnest money is deposited and the sellers have moved out.

The thought, and warning by their agent, that they'll lose their earnest money if they DEFAULTED was never taken seriously.
