As a native of Colorado Springs and now a Colorado Springs Realtor, it's important for me to stay on top of the trends and the latest information in the local real estate market. The Gazette newspaper has just released a study in cooperation with the Pikes Peak Association of Realtors (PPAR) which breaks down each neighborhood in Colorado Springs and compares them over the last 11 years (since 1996). There's a lot of great information here, from the overall appreciation of each neighborhood to the average price per square foot.
I grew up in the Woodside neighborhood in Briargate so this subdivision is of particular interest to me, plus I have a wide range of knowledge of the history of the area. With an average of 65.05% appreciation over the last 11 years and an average price per square foot of $145 in 2007, this Academy District 20 neighborhood is quickly becoming the "center of town" as Colorado Springs continues to sprawl to the East and North.
