You Simply Can't Make This Stuff Up

There's really nothing typical about real estate, although the process is routine every transaction is a story cut out of someone's life, each transaction is different and presents its own challanges....here is one of those stories.

This is just too good to let it fade away as just another Huntsville, Alabama real estate transaction...

Another agent in the office...we'll call her "Rico" since that's what we call her, has a client with land forCow sale; we'll call her Betty - (probably not her real name) and another client, Jim, (odds are high that's not his real name either) wanting to buy Betty's land. 

It started out as a pretty normal transaction with an offer made; counter offer, waiting in limbo, both Betty and Jim sticking to their respective offers.  Half jokingly, Rico suggested that the buyer, Jim, offer Betty two of his cows to sweeten the deal since Jim had planned to sell off some of his cows anyway if he bought Betty's land. It turns out that Jim liked the idea and so did Betty because her son who is an Alabama utilities worker was wanting to quit climbing phone poles and get back into the cattle business so Betty would give her son the two cows.

It looked like a deal was struck in the high rolling, high stakes world of real estate...so the cows were added to an addendum...Betty signed the addendum, but in the time it took for Jim to receive it he learned the cows were pregnant...yep, that's potentially four cows now and the deal hit a snag. A new tenuous agreement was reached (at least temporarily): the same counter offer price, however now only one cow was on the proverbial table since one cow now equals two. Betty was still happy, but wanted to pick which cow she would get in the deal. Jim, on the other hand was having second thoughts already...it was after all one of his best and most prized cows that Betty wanted. However, after some thought Jim agreed to one pregnant cow and countered asking for three of Betty's hay rings additionally....there seems to be no end to this! Betty countered willing to give up only one hay ring...Jim is now having cow sized doubts about the whole cow & hay ring thing and is countering once again offering cash or will buy Betty a cow at auction since he can't bear to part with either of his two baby bound bovine beauties! I'm relieved to say that Betty is happy with this latest counter offer and everyone is moving toward closing.

What a story. and they are all so REAL.

Just closed on a horse ranch. The final snag was the residual pile of hose poo behind the stable. Apparently the horses did not buy into the closing date and keep their previously established gastrointestinal schedule.

No, I did not bridge the service gap in this instance! But I did follow my nose down the road and found a fellow with a composting business reliant on select poo.

Fun story.  Mostly we deal with swing sets, appliances, or someother mundane item being a part of the contract.  I, for one, will likely never negotiate a cow into a contract!

Totally LOL... doing cirle eights around cows.  Sounds like something that would happen in my neck of the woods Nick!  Did I mention that I saw a 900 lb pig giving birth to 9 piglets in a bedroom of a home for sale?!  Yes indeed.

Nick,

I understand the transaction, and the strategies for all the participants.

Yet, I have 2 questions:

a) what's the gestation period for a calf? Surely after the sale is completed?

b) what is a "hay ring"?

I'm not expecting to see this story in a NAR or Zillow tv commercial anytime soon.

Claude Labbe, the gestation period is approximately 270-295 days depending on breed. A hay ring is a large metal ring that you put feed in (hay). No, you most likely will not see that on Zillow!
