There are so many misconceptions about real estate agents. Some of the most prevalent and
disconcerting ones are that we don't work, we don't work hard, we don't play an important role in the transaction once the "house is found" and we're overpaid.
I wanted to make a public accounting for my time on an average day and give my fellow AR members a chance to do the same.
So let's just kick this off at 7:15 am when I started checking emails and following up on outstanding documentation that I am trying to round up from various sources for the buyer clients that are currently under contract. Also, I needed to send an email to the agent who showed my listing yesterday to ask for feedback. I will bet you a dollar to a donut, she won't respond.
Around 8:00 am I spent time on marketing, blogging and social media presence for my business. I also used some of this time to shower & dress. One never knows...
At 9:30 am I met a buyer client at his bank to pick up a check that I then delivered to the corporate seller. Since that was across town, I spent the time in the car talking with a lender about another client. We are waiting on documents from a builder to complete a loan file (it's been a week trying to get these forms).
I made it back home by 1:30. pm Just enough time to eat a banana, check emails again and head out the door for a 2:00 pm meeting with a new seller client to talk about the best way to go about making repairs and improvements on her investment property while the tenants are still in place. After making suggestions about roofing materials, paint colors, wallpaper removal, interior paint colors, etc I wrapped up the appointment and headed home.
By 4:00 pm I was back in front of my computer answering more emails, publishing the 1st in a new series of FAQ blog posts for my local real estate market. Providing simple answers to common, complex questions for the real estate consumer. YAY!
Swig some tomato soup and a eat a few crackers.
4:30 I finally receive ONE of the FIVE documents that I need from the builder. Wondering if that means it will take 28 days to get the other four. Fire off an email to a contractor to get a quote for a HUD 203b w/ escrow repair.
5:00 time to jump on the stationary bike for the workout that I skipped this morning. GASPING PANTING! Yuck.
By 7:00 we start dinner, grilled chicken and sweet peas. Try not to be jealous. All carbs are banned after 5pm. Little know fact: women all over the country are starving themselves in an effort to fit into their horse show clothes because the shows start in FOUR WEEKS!
8pm back in front of the computer to search the MLS for a new buyer client. Eliminating short sales. Reading, reading, reading...discarding properties that do not qualify for FHA or conventional financing. Reviewing photos. Finally after 45 minutes, I am ready to send my selection to the new buyer to review.
All the while, I am texting back and forth with another client making sure they have sent all of their updated bank statements and pay stubs to the loan officer so that we can go to closing. Naturally, they are experiencing a problem getting one of their online statements. My day would not be complete otherwise...
9:18 pm, respond to an email from a potential seller client to arrange a listing appointment.
BINGO 9:29 pm, I received the quote on the repair from the contractor, forward that to the lender. He'll be happy with me in the morning.
9:45 pm I sat down to do a little more blogging, marketing, social media management and I was just wondering...
