With so many choices, which leads referral co's work best?

I am exploring a millions different aspects of online marketing and lead generating techniques, does anyone have any one or two sources of lead generators that work the best for them?  (obviously, besides your circle of influence, or past clients, etc.)  Specifically, I need to target the northeast for people relocating to the south - any ideas would be greatly appreciated!  Thank you!
