EL DORADO HILLS HOME SALES DATA – FEBRUARY 2015

The purpose of this post is to provide those interested in the El Dorado Hills Real Estate market data about that market. This report covers February 2015, and the fourteen previous months.

All available El Dorado Hills real estate will come up.

The first chart lists the average price-per-square-foot for all homes sold in El Dorado Hills by month. The cost reported of $ 195, three dollars less than the previous month and three dollars more than the previous February. The chart contains data for a fifteen-month period. If one looks at the most recent three month period they can see that each of them have a higher cost-per-square-foot than the same month one year ago. Although prices are no longer skyrocketing there is a slight but consistent increase

 The second chart shows the level of inventory, (the number of homes for sale, divided by the number of homes sold each month). The February inventory level was at a 4.0-month supply, down from 4.9-month supply reported last month. As prices increase more sellers are entering the market.

Pundits tell us that a six-month inventory is a neutral market. We can see that the El Dorado Hills real estate market is, and has been for some time, a seller’s market but we are getting closer to that neutral market. Real estate in El Dorado Hills remains a good investment and is likely to get better as time goes by.

 

 The third chart shows the average days on market and the selling price as a percentage of asking price. The average home took 74 days to sell, much less time than that reported in January. The general trend is for homes to sell in just over sixty days. The average home sold for 98% of the asking price.
