Active Listings-  There are currently 355 active listings in the Lakewood Ranch area with 124 of those considered luxury listings or listed for over $600,000. New construction homes accounted for 62 of those listings while foreclosures and short sales account for 28 of the active listings. The number of new listings added in February totaled 57. The median list price for homes in Lakewood Ranch up to $600k was $440,990 while in the luxury market the median list price was $989,900.


Pending Listings- There are currently 157 listings either under contract or pending, of those 28 are luxury listings. New home construction accounts for 32 of the total pending listings.

Sold Listings- A total of 69 homes sold in Lakewood Ranch in February, among those, 14 were luxury listings. There were 4 distressed sales, two short sales and two foreclosures. The highest priced home sold in Lakewood Ranch was in the Portmarnock neighborhood in Country Club West. The four bedroom and three and a half bath home was originally listed for $1,529,000 and sold for $1,420,000 after 60 days on the market and at 92.87 percent of the list price. The lowest price home sold in February was a condominium located in Greenbrook Walk. Listed originally for $134,999, this three bedroom and two and a half bath condo was only on the market for 12 days and sold for $130,000 or 96 percent of the list price.
