What a great way to explain this! Whether you team up with the Buyer as a Buyer's Agent or with the Seller as a Seller's Agent, teamwork is the best way to get to the goal line and score the SALE. The Agent needs the Seller or Buyer to be aboard.

Do You Team Up with the Seller to Get The Property Sold?

Working with your seller as a teamWhen listing a property I know I can't do it all by myself. Sure I can do the required paperwork, get the photos taken, upload to MLS and launch an internet campaign but I need the seller to be on my team too. To not have their cooperation is working at cross purposes and it makes it extremely difficult to get a property to the closing table.

Selling a home today requires a willing seller and a knowledgeable agent. It takes a team. The seller's job is to get the house ready for market. The agent knows what the buyers in the market expect when viewing a property and we are to share this information with the seller.

Having a cooperative seller to join the selling team makes all the difference in the world. After all, it is their home and they need it sold so they can move on. We agents need it sold so we can move on too. And if we don't sell property, we don't stay in the business. We know a cooperative seller gets us that much closer to a sale and we love them for it.

I was explaining this to a seller today and she told me it makes perfect since. Since we are a team, this is what I expect of my seller teammates so our team can win. 

  • Since I, the agent has done this many times, listen to the game plan. I still need the seller's input and insights though.
  • Get the house market ready. Do everything I ask in the way of preparation. I am not trying to  ake extra work. I am looking through a buyer's eyes. If you can't do it we will discuss why not and come up with an alternate plan.
  • We need to make it easy for buyers to see the house and that means total flexibility on the sellers part with a wide range of showing hours and as few restrictions as possible.
  • Talk about strategy. Pricing and terms are critical parts to the sale and we need to be in agreement that we want to be competitive and even beat out some of the competition.
  • Help by keeping the outside and inside of the home looking inviting throughout the showing period. People drive by checking out neighborhoods at all hours of the day. Be prepared.
  • Help spread the word. I will share information on social media and through various websites. We need to be connected through various social media channels so you too can share the information with your network and connections. Ask your friends to spread the word. Remember we are a team with a common goal.
  • Talk to your neighbors, friends and coworkers and let them know we have your home on the market. Give them accurate information so they can pass it on.
  • If you feel like something isn't right, by all means let's discuss it. We need open communication between us throughout the entire process.
  • We will have team meetings along the way to discuss progress and see if the game plan needs to be altered. We cannot let our guard down. We want to win.

By joining together in full cooperation as a team, the seller feels involved and knows the agent is working for the seller's purpose. And the agent's purpose is to get the property sold. We are on a mission. We are a team.
