Pflugerville Texas is caught between the giddy growth of Austin and the industrious expansion of Round Rock, and its real estate is making great gains consistent with the rest of the Central Texas Region. Here's a quick market snap shot.

 

Pflugerville Texas Home Prices

The list price per square foot of homes in Pflugerville has grown steadily as you can see above, crossing the average $100/sqft last year.

Pflugerville Market Analysis

After the fall of 2008, it took a while for Pflugerville real estate to recover, and you can see from the median sales prices above (all pulled from the Multiple Listing Service for single family homes), that prices have risen from the comfortable $150,000s to the $200,000s now.

Pflugerville Housing Inventory

If you consider the months of inventory figures above, you can see that for the same last three years, the inventory has been extremely low. I would say that 4-5 months of inventory is typical of a balanced market in this price point (compared to a more general 6 months of inventory quoted by Texas A&M Real Estate Researchers), so since we've been hovering at below 4 months of inventory, there are more buyers than sellers - a seller's market.

Pflugerville House Prices

If you look at the sales in different price points,  you can see an interesting pattern. The lowest price points have been eradicated, and the houses have moved up a notch. I checked to see if there were more 3000+ sqft homes being built and the percentage has stayed at roughly 11% of sales for the last five years. So it seems that the mix of houses isn't necessarily changing - we're not seeing a deluge of giant homes. It's just the prices.

When the market eventually turns towards a buyer's market, it's often the new and recent home builds  in Pflugerville that see the impact first, though hopefully we're a long way from that if interest rates continue to stay down.

The builders at Falcon Pointe, Blackhawk and Avalon are still going strong adding new inventory to the mix - with more and more homes being built in the $300,000 and up range. If you're looking under $300,000, the homes for sale at Falcon Pointe are possibly your best bet.

There's a big lifestyle draw in these areas - you can buy a new 2500-3500 sqft home in a master planned community in Pflugerville next to parks, golf courses, new schools and swimming pools with retail galore. Or you could buy a 1400-1800 sqft tear down home in East Austin.
