Yesterday we were writing a piece about Mueller Real Estate. We've been writing about it a great deal since 2007, and this is why it matters so much to me.
A client who we helped buy a new home in Mueller less than five years ago had got in touch as his family was going to relocate imminently, and he wanted to get our opinion on his upcoming home sale. I remember they made some pretty shrewd decisions back when they were building and upgraded after they closed in a sensible way. I wanted our Sherlock Homes Austin team to help them sell, and this is why:
- I believe we can do a great job due to our local knowledge. We've been working with buyers and sellers there since the dawn of Mueller Time and we know about the homes, the non-disclosed sales prices, what people like in which home models, and the benefits of living in each pocket of the neighborhood.
- We're not a bunch of part timers, we're full time dedicated team who want to work hard for our clients.
- With almost 90% of buyers starting their home search on the web, our internet presence is crucial. We manage our internet marketing a little differently to other agents - we use pay per click to sell houses, not just ourselves, and we build email lists of potential buyers and sellers so that we can truly broker real estate, not just stick things in the MLS and wait.
I'm on the verge of a self-aggrandizing rant and about to give away all our best practices, and the reason is that It matters. Not just that we can get this family the results they need to relocate, but because I'm scared.
At the end of our meeting, our client said that they'd like us to move forward, and cited one reason that helped them decide. It would have been nice if it was because they liked our work last time, that they trusted us, and I'm sure that these things were factors. But the reason that really helped is that they knew we had a very good search engine presence.
Why did that scare me? If we place well in search engines, surely we haven't got anything to worry about? Not exactly. Bear with me on this one.
Have you ever googled something like Best Paper Airplane (my 4 year old son has exhausted most paper airplane model sites by now) and then gone with the first result and built it. What happens if that result doesn't really represent the best paper airplane? What if it represents a sub-par paper airplane model written by someone who is good at manipulating search engine rankings? OK, so if that happens my son gets a shoddy paper airplane and we move on.
That's a bit different when it comes to Mueller Real Estate though. A home might be worth $500,000 and the choice between a good agent and a sub-par one might result in $10,000 more for a seller. So that's pretty significant. The worst part is, the seller might not even ever know. I'm not just talking about the list price, I'm talking about negotiation, appraisal fighting, and brute marketing strength. The likelihood of a contract falling apart, especially if the buyer's agent is a novice. Or even knowing that the buyer's agent is a novice. In short - a good experience vs. a potential nighmare.
