I’ve been blessed to work as a Real Estate Agent for 10 years now...and I get the most fulfillment from assisting First-Time Homebuyers. If people only knew the type of assistance that is available to help homebuyers purchase a home. These homebuyers utilized The Neighborhood Assistance Corporation of America (NACA) program. Fortunately, I was aware of the program and what a great program it is. 
 
The Neighborhood Assistance Corporation of America (NACA) is a national non-profit housing services organization. NACA was founded in 1988 and helps low-and moderate-income people purchase a home. NACA’s homeownership program allows homebuyers to purchase a home with no down payment, no closing cost, no fees, and credit score doesn’t matter. In order to participate in the program, you cannot own another residence, and you must live in this home for as long as you have the loan with NACA. The NACA Mortgage Loans are 30 years at a low fixed rate and the goal is to make certain that homebuyers purchase an Affordable Home.

Now that is the good...here is the downfall of the program. IT TAKES TIME...NACA does pre-homebuying counseling for homebuyers, in addition to a personal budget counseling. So, if you are interesting in utilizing this program...be prepared to wait. Since this program is set for individuals who may have credit issues, the program requires homebuyers to adhere to their guidelines. So, if you are looking to be in a house tomorrow...this is not the program for you. If you can appreciate what the programs have to offer and are willing to follow the guidelines...I would suggest it in a heartbeat.
 
It’s best to utilize a Real Estate Agent that is experienced and has successfully closed a NACA transaction. I can tell you from experience that it helps to understand the NACA process. If an agent is not familiar it can cost you to lose out on a home. So, when individuals speak in doubt about owning a home due to their credit...I let them know that there is a Homebuying Program that can assist them with owning a home.
