For those who live in the Aviara area of Carlsbad and have homes built in the last 20 years which is subject to the Mello Roos tax known as CFD #1, you may not have noticed a decrease in your property tax bill this year. And that is a bad thing. The Mello Roos tax was extended, without any warning to my knowledge, and homeowners are paying for it. It also jeapordizes the information presented to buyers by most real estate agents...buyers are making a purchase decision based on how much the Mello Roos taxes are and how long they last.
This continuation apparently authorized by the Carlsbad Unified School District effecively costs each homeowner $9,000 plus interest by adding up the annual fees for the next 15 years. Ouch!
Oh and good luck getting unbiased information regarding how this was allowed or how to dispute it.
Anyone know more about Mello Roos or had a similar experience?
