During the past nine months, studio, or efficiency units sold from $206,000 to $220,000, 1-bedroom units sold from $278,390 to $325,000, and 2-bedroom units sold from $450,000 to $500,000. All of these sales prices are based on the net sales price, which is most relevant number to look at in any pricing analysis. This is the contract sales price minus any seller subsidy toward buyer closing costs.
