The year of "No"

This year will be a lot different for me. I've decided that this year will be the year of "No". I've had a habit of always being available, and always being overly flexible and always being involved. I can't do that anymore.

I've turned down as many buyers and sellers this year as I've taken. Why? I'm not willing to work with buyers who are not willing to make a firm commitment to me, and I'm not willing to list houses that are outrageously overpriced (or even moderately overpriced).

This year, I've started doing a better job of interviewing buyers / sellers prior to accepting their opportunities. If an opportunity appears to have zero chance of success, I turn it down up front. There is no sense in regretting it 3 - 6 months down the road. 

Also, I will no longer do the lion share of the repairs on our rentals. In the past, I've tried to cut my client's expenses by doing many of the repairs myself. I haven't minded doing that, but what I noticed in 2014 is that I would end up sacrificing other opportunities while fixing the water heater or a heat pump or something similar on a clients property. As a licensed contractor, most of the repairs I've done have been well within my skill-set, but they consume valuable time I no longer have available.

By making this the year of No, it is opening the doors to Yes. Yes, I will be able to make family celebrations and events. Yes, I will take more educational opportunities. Yes, I will spend more time making my own home repairs and hopefully making my own home more comfortable and enjoyable. Yes, I will spend more time with people who are important to me. Yes, I will spend more time exercising and taking care of my health. And, No, I will not be consumed by the less important while the imporant waits.

Mike, NO is one of the most important words we can have in our dialogue, I'm sure it'll lead you to time better served helping those that want to be helped, and you find new opportunities that are easy to say YES to.

Yes is easier and ties up our time a lot.  Learning to say NO and when to say NO only makes sense.

Thanks for your entry into MARCH CONTEST: WHAT HAVE YOU STOPPED DOING IN 2015?  Although it appears that you are building relationships by doing all of the extra things you activity creating an expectation.  But putting your efforts in things that build your value you are getting your clients to value your worth.

Mike - Every time I say "no" to a potential client, it feels SO good. I know I have saved myself from endless hours trying to please someone who won't be pleased - or maintained my integrity by not writing something I feel is objectionable. 

It doesn't happen often. The vast majority of my clients and would-be clients are honest agents trying to connect with prospects. They appreciate what I can do for them. But every now and then someone comes along that sets my radar humming... and I say "No thanks."

I'm not willing to work with uncommitted buyers either, Mike.  I was soaking in the health club jacuzzi a couple weeks ago, when a gal spoke of one of her rental properties which had just gone to pending.   She was anxiously trying to find an exchange property to identify for tax reasons.  She was working not only the listing agent of the house which had just pended, but also a couple other agents too.  When she wanted to enlist me in her search as well, I explained I wasn't comfortable with working in a situation where there were already multiple agents.  "No," is a necessary word in our vocabulary at times.
