The difference between sold low and high s not that much, and the end was for a 2400 SF house that was a forecosure.

Neptune Beach is the smallest of our beachside communities. This shows a 50% increase year over year in home sales. 
The lower end appears in this scenario to have grown by 27%, which is a straight statistic. The lowest priced home sold in 2014 was a foreclosure that sold for more than list price ($190K) in 50 days to a buyer with an FHA 203K loan. 
If you are a buyer in today's market, the lower number of homes for sale means you MUST have a pre approval letter to submit with your offer.  You should also be prepared to offer close to list price if not at list price (of course, this depends on property condition and location). Some of the lower priced properties are selling for more than list price in our current market. 
If you are a seller in today's market, you should be prepared to have your house SHINE for pictures, be 100% prepared for showings the first few days on market, and have your next destination secured to ensure a smooth closing.
