Boston Area Move In Homes Luxury Housing Report March. Each week I receive the Luxury Market Housing report from ILHM, the Institute for Luxury Home Marketing. The ILHM tracks the housing market world wide and provides our regional statistics. It is these statistics along with the GBAR MLSPIN that provide us with the market based on the actual recorded sales. Luxury is defined as the top ten percent of the MLS market. We are now into the Spring market here in the Boston Area. After 7 weekends of snow storms we seem to be passed that now and the streets are busy with buyers. One critical issue that exists right now is the amount of inventory on the market. In some categories there is a lot, but in most there is barely enough for the demand. This will cause bidding wars with correctly priced properties and you will end up paying more than you should. In other areas there are homes on the market for a while that are a bargain at their price per square foot comparison.
New inventory will continue to come on the market for the next several months as we get over the storms of 2015. If your house is in good shape after the onslaught of deep, deep snow and ice dams then you have a good property. In Newton Luxury Homes we have a good number of choices. Newton has 13 villages, but the most coveted locations are West Newton Hill, Chestnut Hill and Farlow Hill. 114 Shorencliffe Road in Farlow Hill is available at $2,575,000 and is having an Open House this Sunday from 1-3PM. Classical Revival architecture this elegant home with magnificent curb appeal has enviable views from the round office to the third floors. Shornecliffe in Farlow Hill is easily the best choice in it's category of lovingly updated and upgraded to today's technologies type home. Older homes are more solid and have construction amenities that don't exist in today's new construction homes.
Boston Area Move In Homes Luxury Housing Report March in Dedham shows several new homes on the market already, but the inventory is still low. Dedham is a town closer in than some of the other luxury towns. You can purchase more house for your money than you can in towns nearby like Brookline, Newton, Westwood, Wellesley. Located inside the 128 beltway Dedham is the hub of the Southwest wheel of Boston Area Move In Homes. Luxury homes take longer to sell than non-Luxury because the buyer pool is that much smaller. When you purchase in the Luxury category it is rarely your first home purchase and so you know more of what you want and need and know that it will become available working with the right people.
