Leave The House Show Ready for Buyers

It's always an adventure when out showing homes.  Most of the time, when a home is occupied, the Seller is never present.  If you currently live in a Home that is listed for Sale, it is an advantage to  leave the house for showings and keep your home neat and clean.

 Sellers need to understand that listing a home for sale is going to lead to some inconveniences in your normal routine. Motivated sellers need to understand that flexibility in when you allow the home to be shown could have a direct impact on the sale of your home. When a Seller makes the decision to remain in the house during the showing, it is uncomfortable for the Buyer viewing the home and a bit awkward for the Realtor showing the property.

If the Realtor has to walk through the home whispering and the Seller is within ear shot of hearing comments it is uncomfortable for everyone and the Buyers will not feel free to ask questions and comment while viewing.   I do realize certain circumstances may arise with a Seller however Sellers need to know It’s not uncommon for buyers to view  8, 10, homes during a showing tour with their agent. 

First impressions matter!     You don't want your home to be the one Buyers remember at the end of the day as: "Oh that was the one where the seller didn't leave" or "Oh yeah, that was the house with all the baby bottles on the counter and toys everywhere".   

Keep your home show ready. What does “show ready” mean?   Show ready means your Lake Charles home is prepared to show. Real estate agents can never predict when the Buyer may want to view a home, therefore Lake Charles Home Sellers should keep their Lake Charles Home show ready at all times. You don’t want to miss a showing! Buyers will be impacted with the first impression of how your Lake Charles home for sale appears to them.

This is one of the homes I viewed today with my Buyers and "Yes" the Sellers knew we had a showing!

If you had to run out of the house without picking up from last night’s dinner or today is your cleaning day, Not a big deal…..unless you have potential buyers that will be stopping by. Some people may be able to look past the dishes stacked up in the sink, but enough buyers won’t be able to look past the mess. Remember, buyers want to envision their things in your house. The more obstacles you put in the way, the harder time they have connecting with the home emotionally.  Take the time every day to make sure everything is cleaned up and the home is in showing condition.  There is no excuse for being un-prepared, the showing Realtor has set up the viewing appointment so Seller will have advance notice of the showing! A home that is neat and appealing to the eye will get the buyer’s attention.

Marilyn, I try to schedule showings a day ahead of time. There is no reason for a home to be untidy. When buyers see a scene like you show in the photo above, they begin to think that the seller hasn't really taken care of their home.

And that's why I tell my sellers that the best time to list their home is when they're truly ready to deal with it being  on the market.  Meanwhile, we  all have storeies..My most recent is the cold medicine and a glass of what looked like wine out on the table...!  Always an adventure! :)

We tell our sellers they need to think of a model home and make it look as close to that as possible. We have even TAKEN them to some models tos how them the competition.

I liked your comment, "The more obstacles you put in the way, the harder time they have connecting with the home emotionally".  Clutter and a lack of cleanliness can be a major distraction for prospective buyers.
