Any Luck with Agent Bonus?

This is more of a question than a blog.....I was talking with an agent in my office the other day and she said that she had been having luck with her listings by giving a $3000 agent/broker bonus. I was wondering if any of you out there have been offering them or buyer's bonus? I have seen many drawings for travel, gas,cards, gift cards lately. I just want to know if they have been working out you? Or do you feel offering a higher commission has been working better?

Bonuses are good, as well as higher commission splits.  Whatever it takes to sell(legally and ethically of course), that is what I am willing to do.  As long as it benefits the client!

The operative phrase, "as long as it benefits the client."  I'm not convinced that agents should have to do this, because we all work hard at what we do, and why should the buying agent get an incentive for the work the selling agent does?  I'm not sure I'm on board with that.  Lu

Traci - I have found that an agent bonus can be very helpful in getting more showings on a property.  The way agents are compensated by many brokerages, they receive the full bonus instead of the split that they would receive on a higher perscentage of a commission. Much more money in their pockets that way!

I've always believed in a bonus for the buyer not the agent.  In the rare cases that I've offered a bonus for the Agent/Broker I haven't seen that it creates any additional "buzz" on the property. If they have clients I believe that they would have show the property in any case.  A bonus for the buyer however I think works well and does increase showings.  Just my .02

I have offerred them a couple of times in the past but they did not seem to help get it sold. I was just wondering if any of you were having luck moving your listings using them currently? A couple of the banks I work with are offering 4% co-ops instead.

You're looking at the AR system "refreshing".  They are still having a few problems.  Not everyone is clicking twice...

Bonuses haven't worked for me, in this area. The agents here only look at the spot where the commission goes. They're too lazy to read any of the lines that would offer a bonus.

I've never been a fan of bonuses in the selling process.  Truthfully, I would prefer to see the seller lower the price.

Traci:  As far as bonuses to the selling agent is concerned... if an agent finally gets a buyer to work with... and buyers are few and far between... there are so many homes on the market... and so few buyers... if that agent is only going to have one sale a quarter... she will be more likely to include homes with agent bonuses on them among the homes she picks to show.  An agent bonus can increase the showings on a listing, and therefore help it sell more quickly.  At least that is the experience I have had.

And as for the question posed above... why should the selling agent get the bonus when the listing agent works so hard ?  If the selling agent doesn't sell the home... the listing agent gets nothing.
