Competing offers, are they real?

 When I have been submitting offers for different homebuyers recently in Colorado Springs, I am being told by the listing agents that "another offer is coming in" or "we have another offer we just received, bring us your best offer." 

Each time I have told buyers "the listing agent said they have another offer", all of them have assumed the listing agent didn't really have another offer on the table but instead, was saying this to get the sellers a higher offer. 

Each buyer gave the same response and thought the agent was being dishonest.  Often times, the homes I would submit an offer on had been sitting for days and days and would suddenly receive another offer when I was submitting one for my client.

Can realtors really do this?  If caught, are consequences delivered to the agent by the Real Estate Commission?  I think it is completely unethical.    

Nonetheless, I always advise the buyer to make an offer they feel comfortable with regardless if there are other offers or not.

When I say that, I mean it.  Other Realtors will know that when I say something, I'm telling the truth.  They take a chance, if they don't believe me, then they can't put the blame on me when there buyer loses the house.

There is nothing like listing a hot home.  I can think of only one time when I really thought the Realtor was just pumping things up.  Most ethical Realtors are a bit sheepish when stating another offer is present or coming in and I tend to believe them.  I just hate it when my buyer bails out not wanting to get into a bidding war as they see it.  Is it ethical to make spurious claims, I have to believe it is not.

Patricia, I'm such a Pollyanna when they tell me that I always think they mean it.  To be quite honest I have had it happen so often where it is on the market forever and then when we decide to make an offer everyone wants it.  I have had clients miss out also and a few times we just got in.  Had they not listened to me we would have been in a bidding situation.

I have had that happen here in the last month or so..I also do the same thing, have my clients make an offer, that they can deal with..not because there is competition..

Marchel- I have always trusted agents as well so it has surprised me when buyers say the realtor is not being honest. 

Kenneth- I am the same way!

Konnie- If they want to guarantee they have the house and offer more that is fine but I try to make sure they are comfortable with their offer because buyer remorse is not a good thing!

Patricia, I think I was once a victim of this tactic as a buyer once and I never trust the listing agent when I hear this. They shouldn't be telling you that anyway.

Gary- When I submitted an offer recently, I don't think the agent really had a backup offer.

I can only speak for myself in saying that I would never try to deceive anyone. If an agent was caught in something so deceptive as this they would be in a lot of hot water.
