Partial Staging - Is it effective?

Brandon, a real estate investor with a nicely updated home, contacted us in early November for a staging estimate.  His listing had been on the market since October and wasn’t attracting offers.

After reviewing the staging proposal, he asked us to just stage the bedrooms — that is the area they were getting negative feedback on and they wanted to reduce staging costs.

We know it can be hard to invest in staging and we love to create win-win options that are effective. 
 
 
Staging just the bedrooms wouldn’t give the ambiance needed or show off the main areas of the home in a positive light.
 
Wouldn’t it be awkward to walk into a bedroom that looked “model home perfect” when everything else was vacant?
 
 
 
Yes.
 
We declined to do this type of partial staging.  
 
At the end of December, these investors decided to proceed with our recommended staging plan and in early January new staged photos were on line.
 
 
Immdiately showings picked up and lots of positive feedback received.

Even better — before the end of January they were under contract!
 
When I followed up with Brandon on how he felt about the staging experience; his observation?  
 
 
“I only wish I would have done it a lot sooner!”
 
 
 
We’re thankful these savy investors trusted us to stage this listing appropriately!  If we staged just the bedrooms we believe the results would have been much different!

I understand how staging can increase offers. 

However, I don't understand how staging can increase showings.

Great comment Lenn - thanks!  What agents have noticed is a dramatic increase of clicks on their listings and subsequent showings when new photos are put on the internet.  The vacant homes photos don't create the interest that the staged photos do.  We hear this response all the time when a home has been listed first vacant and then staged!

Love the before and after! You can really see as to why home staging is criticle. The internet seems to be the first plce buyers start their search and photos like the staged one above get them in.
