Sales of Homes in Camas Showing Early Upswing
Camas home sales for early 2015 have been showing considerable strength early in the year, especially when compared to late 2013 and Winter 2014. Here are some of the key items to observe in February 2015:
- Prices Indexes Were Strongly Up, with the 3-Month Moving Average Up 20.1% (Feb. 2014 vs. Feb. 2015); while the 12-Month Moving Average went up 11.3% for the same interval
- The Inventory level for Resale Homes is at 2.5 Months - moving up only 0.1 months from our year-end 2014 report - keeping us in a Strong "Seller's Market."
- Approximately 28 Resale Homes closed in February 2015, compared to 24 Sold in February 2014; an increase of 4 homes or, 16.7%.
- REO/Bank Owned property sales were 4 units (14.3% of total); up from 2 (8.3%) in 2014.
- Short Sale /Pre-Foreclosure property sales were 1 units (3.6% of total); down from 2 (8.3%) in 2014.
Inventory in Camas of Resale Homes, as well as the rest of Clark County WA continues to be at a "Seller's Market" level. With home inventory at 2.5 months, there are fewer choices for Home Buyers, and a commensurate upward pressure on listing and sales prices.
We also see many home buyers look outside their original geographic search area; and in this case, to include nearby residential areas such as Washougal Homes and Vancouver Homes .
Next we'll review the Camas Charts! - The first custom chart represents the number of Resale Homes Sold (Excludes New Construction), with a short term trend line (in Red) calculating the 3-Month Moving Average; and the long term trend line (Blue line) equals the 12-month Moving Average.
Although the char appears tot show slight change in unit-home sales for Camas, we observe that there are on average more unit-sales in this traditionally slower time of the year.
Moving to the current results for Average Home Prices (chart below), the short term is showing less of a seasonal "retreat" in average sales prices. The long-term trend line also shows an upward-bias sales-price direction.
Now for charts from RMLS for Camas WA:
The final collection of 3 charts from RMLS shows the dynamics for Units Sold, List and Sales Price Averages; and Cumulative Days on Market (CDOM). The top chart shows a surge of new listings in February, exceeding the levels seen in the previous April, May and June! The next chart is showing that the new listings still working at pulling up the Average Listed price. The final graph shows the relatively longer time to sell a Camas home as some very long-on-the-market listings finally sold!
