Never Second Guess Yourself

We all have the perfect home in mind along with the perfect list that will be the ONLY one we will stick to when looking for that home.  We list things such as; one floor only, must have a finished basement with walk out, updated kitchen, specific sizes of bedrooms, two car garage, etc.  Then we are in full search mode, have looked at over 10 properties making sure our agent knows exactly what we want. Every single one has had your list in mind, you have seen your finished basement, your perfect sized bedrooms, but of course there is always something else that is not attractive to you, you’re still looking.  At some point in the process something changes, your list becomes obsolete, you may be getting burned out or you think you may have made some wrong choices with this “list”.  You begin to second guess yourself, trick your mind, if you will.  The updated kitchen may not need to be that perfect any longer; the one floor only all of a sudden turns into a two story home.  What is happening is your patience is being tested; you’re forgetting what you really want and possibly need just so you can speed up the process and finalize your home buying decision.  You may also be seeing some other aspects of a home that you find very intriguing but the home may not have your walk out or the two car garage you need.  You could also find yourself straying from the area you are searching in.  At first you were dead set on Rochester Hills because of location and the wonderful family atmosphere it has, now for some reason you have asked to start looking in Troy and Royal Oak, quite a difference from your initial request. From a realtor’s point of view, I have seen this happen many of times and always turn out the same, which is for the best.  I always tell my clients to stick to what their initial requests are and that finding a home can be a timely process. I am with them every step of the way, guiding them and reminding them that in the long run it is definitely worth waiting for!  They have their dream home and didn’t stray from what they truly set out for!

Jeff - I often work with buyers who adjust what they are looking for throughout the process, but that doesn't mean they still don't eventually find the best home for them.

I agree with that Troy but I felt I needed to post this particular piece because lately it seems it has been happening more often than not with my buyers.  I keep an open mind for them, but also remind them of their gut feelings when they may be needing advice.
