Sharon MA is a wonderful bedroom community centrally located within a half hour train ride of either Boston or Providence. The MLS Property Information Network reports that there were a total of six Sharon MA homes sold in February 2015. This was up slightly from the same time last year. One reason that Sharon is a great community to live in is because you can get wonderful homes on a decent sized lot in just about every price point. For example, one Buyer purchased a 3 bed/1 bath, 1092 square foot Ranch-style home on almost one acre of land for just $305,000. Meanwhile, someone else bought a 4 bed/4 full and 2 half bath, 5734 square foot Contemporary Colonial on almost a full acre of land for $1,255,000.
The average purchase price for a Sharon MA home in February 2015 was $527,083. This was 3.5% lower than the same time last year. The average time a Sharon MA home spent on the market before going to offer was 57 days, a slight increase from the 55 days it took last February. The average list price to sale price ratio decreased from 99% in February 2014 to 98% last month. Looks like Sellers are yielding a little more when an offer comes in to them.
What does all this mean for the Sharon MA Home Buyer? Prices started out higher for the year but decreased last month. Is this the beginning of a downward trend? It is too early to tell. The Fed recently announced that they may approve an increase in interest rates as early as June. They stressed that this is still a "maybe" and will be entirely dependent upon economic information reviewed at that time. Nothing is set in stone. As the temperatures warm up, so does the interest from other Buyers. That means more competition when looking for properties.
