Appraisal On Monday - I'll Be There With Comps!

The appraisal is taking place this coming Monday and I will be there for my buyers, with comps in hand!

I am always amazed at how many buyer's agents do not meet the appraiser and have comps to turn over. While many appraisers don't use the Realtor provided comps, at least I know I did my best to bring the purchase to the closing table for my clients.

Barbara Jo, I find most of these appraisers do not want to speak or meet with a Realtor. They say if they have question they will call you. This is  good question..

I always try to meet with the appraiser to share comps, on either side. After all the appraisal affects both sides. I'm very low key and simply offer to share what I have and it's never been a problem.

Good for you being there Barb. I know so many of the appraisers in my area taht when they call we chat and I ask them to call me if they have any problem. It rarely happens but if they do call we talk it through and work it out. They know I know the market and have probably seen the comps and can share condition.

 Actually, the listing agent is not showing up, I am working with the buyer. The listing agent had NO interest in being there.
