Agents of the past who thought they were being creative in using more positively spun terms for their listings basically ruined it for you. Anyone can pick up a thesaurus and find a new word for "small," (insert "cozy") but after a while, you come up with the same stale, dry, gritty words that others find cliched and transparently annoying. Charming, right?

Like Ellen says, many words have a different meaning to someone else entirely.
My least favorite term used by agents and property managers is: "fixer-upper." Just say that the property needs work. You can still stay it bluntly for it to be appealing to others, but soften your delivery by painting a story about the amazing potential in remodeling it, or give some inspiration. Ever heard of Pinterest? Use your story-telling skills and the appeal of interior designs to sell a property instead of resting on the laurels of dead, stale words. What could it hurt to try something else? It hurts more to stick with the old.
