Braemar Property Values:  January-February 2015 (Carriage Series)

To say that the spring real estate market hit way earlier than the actual spring season is an Braemar Carriage Homeunderstatement.  When we hit January, it seemed the doors blew off the Braemar real estate market.  And the sellers that got out during the first two months of the year benefited.  In the edition of the Braemar Property Value Report we'll take a look at the first two months of the year with respect to Carriage homes. Carriage homes are characterized by the lack of an attached garage.  Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: MaplewoodNorwoodOakdale and Parkdale. 

There were three sales of Braemar Carriage homes in January and February.  Two of the three sales were the larger Carriage homes--an Oakdale and a Parkdale.  The sales prices ranged from $257,500 to $389,300.  The average of all three sales gives us our new average market value of $377,600 for Braemar Carriage homes.  That is an increase in average value of over 12.5% since last report, but a decrease in average value of 1% since last year.  Of course, the increase we see since last report probably has more to do with only smaller Carriage homes selling last report.

If you placed your Braemar Carriage home on the market, priced to current conditions, you could expect your home to be under contract in two weeks.  You could also expect a buyer to request an average of just under 1.5% of the sales price in closing cost assistance.

The next Braemar Property Value Report will be out in May and will detail sales from March and April.
