Braemar Property Values: January-February 2015 (Heritage Series)
Having one Yardley model on the market in Braemar at the beginning of the year, I've been paying particular attention to Heritage Series homes that come on the market. Somewhere around the beginning of March, spring hit the sellers of these homes right in the gut and these homes were popping up everywhere. For now, let's take a look back at the first two months of the year in this Braemar Property Value Report and see what happened to Heritage Series home values. Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans: Exeter, Yardley, Zachery & Waverly.
There were three Heritage Series homes that sold in Braemar during our reporting period of January and February. One was a modest Exeter and the other two, larger Zachery models. Their sold prices ranged from $419,000 to $457,000. The average of all three sales gives us our new average market value for Braemar Heritage Series homes of $438,667. This represents over a 1% loss in average value since last report, but an increase of 7/10th of 1% in average value since last year.
If you placed your Braemar Heritage Series home on the market, priced to reflect current conditions, you could expect it to be under contract in an average of two and a half months. You could also expect a buyer to request an average of 1.5% of the sales price in closing cost help.
