New construction gives you, the buyer the opportunity to put your own brand on your new home. If you choose a builder that allows lots of customization or one that allows minimal customization you still will have the opportunity to visit the builder's design center for everything from flooring to fixtures. To some new home buyers, that is very appealing. However, CAVEAT EMPTOR, or to put it another way, buyer beware. True custom builders are not for the financially timid. It can get costly when it comes to selecting upgrades from your DREAM database, but if you take that route, be serious about getting exactly what you want.
One very important benefit of purchasing a new home is that, unless the value of homes in that area suddenly spirals downward, the resale premium of that new contruction should have a longer life that that of an older property. Remember that I did say SHOULD. Location, accessibility, amenities, and schools are some of the largest contributors to resale value.
When reviewing your financing options, do not just agree to the builder's lender. You still have options. Be advised though, that the builder may not absorb certain charges such as closing costs and title policy fees should you choose an outside lender. Also, you may have less control in some situations if problems arise.
Using a realtor in new contruction purchases is still key. Negotiating is still an option. Your realtor will know that and will work to get your wants and needs met. The realtor will meet the builder for you, be there for inspections and run interferance for any and all problems depending on how much you allow that realtor to do for you. Remember that the realtor fees are paid out of the builder's marketing fund. Never let a builder tell you that if you DON'T use a realtor, the property will be less expensive. That is simply not true. If you allow the realtor to help, he or she can prove to be very useful. Trust your realtor and ask questions.
