We have all had Buyers who want....this school district with this style home...the garage should be attached..not less than X square feet....a BIG backyard...the house should be not older than....and the list continues.
It really is helpful to a Realtor to know what
a Buyer has in mind...it certainly shortens
the list of homes you tour. The search begins
for that house that the buyer will call home
and the features loaded into the search..
like Goldilocks and the Three Bears...it can't
be too this or that...it needs to be "just right." And the search begins...the radius is drawn for a not too lengthy commute, the right school district...must be 2 stories...finished lower level...attached garage....etc...and nothing is available.....sigh.
Step 2.....now it's time for the history lesson....go back a year...two years, three years and do the same search using SOLD properties in your criteria. Uh Oh....there has never been a house in that area with those features, in that price range with that garage and acreage....and likely due to no land available....one will not be built.
Now your history lesson has taught you ...and hopefully the buyers...that no such house exists. Next step...is narrow the list,...prioritize the features...and with your knowledge of neighborhoods, the ages and features of homes in these areas, become the shining star.....and find the house that fits as many of the most important criteria as possible.
