Your thoughts on DUAL AGENCY PLEASE!!!

I'm on the fence and want to know where my fellow rainers stand. The subject has just recently become an issue with me. I am starting to wonder more and more about putting myself in that situation. I personally have never had an issue with any transaction in which I acted as a DUAL AGENT, but I am starting to hear some horror stories so just wanted to know what the rest of you think. Any stories you wish to share would be greatly appreciated.

Gee David.  I'd love to give you some stories, good or bad about my dual agency transactions.  However, I don't have any. Never did one.  Don't do them now.  Don't ever plan to do one.  Will NOT do one.  Would not do one.  Could not do one.

In my 10 year real estate career I have only sold my own listings a few times.  I had everyone sign a form letting them know I was working as an intermediary and I could not give either side advise, I could only give them facts.  I personally found it to be an uncomfortable position to be in.  To me it feels like you aren't really representing either side.  I really like giving my opinion so it is hard not to be able to do that.  Long story short for me I prefer only having one side of the transaction.

David, last night I wrote a post about "Acting in My Sellers' Bet Interests" because I do not think that it is in my sellers' best interests to try and represent the buyer too.  There were some interesting comments.   I think that there may be a few situations that an agent might be able to be a dual agent, but I think if I did it, then because I would be paid for both sides,  I would feel guilty because I was not acting in anyone's best interest except my own.
