We are officially under contract with some of my newest clients for their first home in the SmokeTree neighborhood in North Chesterfield. If you don't know much about homes in SmokeTree .... read on! Homes in SmokeTree were built around the early to mid eighties and have between 3 and 5 bedrooms.
This will be my first sale in this neighborhood. But after seeing this home and spending time in the neighborhood, I’m expecting to sell many more here! This is really a fantastic neighborhood. If you are looking for a neighborhood that has kids playing outside and friendly neighbors, look no further. After one of our showings, I joked that I needed to pay off the kids and the neighbors. As we pulled into the cul-de-sac and there were no less than 10 kids playing outside- riding bikes and running around. And then to top it off, neighbors from both sides came out to introduce themselves. For these buyers, it was the icing on the cake.
This neighborhood has an active Home Owners Association, that is not mandatory. So join if you like ….and well, don’t - if you don’t! There are 3 pools, snack bar, bbq pit, playground and a beach volley ball court. The pool membership runs between $275-$500, depending on the size of your family and type of membership. Looks like there's even an Easter Egg Hunt planned for this weekend.
And since you know by now, I like the stats! Here are the stats in SmokeTree for the past 6 months:

- Average Size: 1,825
- Average DOM: 43
- Number of Sales: 10
So the neighborhood is great … but what about the house? Just as good! This 5 bedroom home has 3 full baths. Two bedrooms and one full bath are located on the first floor. This became one of the best features for my buyers. One parent has difficultly with stairs. With this floor-plan, he's now free to visit and stay on the first floor with his own room and bath. There’s even a ramp on the side of the home for easy entrance.
The kitchen has been fully renovated and included granite counter-tops, center island, stainless steel appliances. The master closet is basically a small bedroom! I joked that you could use it as a nursery if you have children. Was I joking? Nope, it’s that big. And if you’ve got a crying newborn baby, it’s nice to have them close … but not too close.
So in the end, yes … you are only buying the house. But the neighborhood and neighbors do matter! Will those neighbors be there forever? No, probably not. New ones will move in and they might not be the same. But you work with what's here now. And for these buyers, what is here now is so good!
