Who do you focus on Buyer or Renter?

It's all business .  In this market do you focus on the clients who are interested in buying or do you focus on the clients who want to rent?  There are pro and cons to both.  I'm not sure who is worth spending the afternoon with one or the other.  Normally, you would proably say the buyer , but in this market there are more rentals than anything else.  OK,you weed through the phonies or fakes , but then its still a crap shoot.  I know there are no guarantees in this game but lets face sometimes it gets pretty confusing when your trying to earn a living and ime is money and gas is a killer in this market.  You almost want to tell your client go to the web or take a look at your email and tell me what you are interested in before we committ to showings.  Because I refulse to waste my time riding around and you are not sure or ready to make a decision.  I interested in suggestions!

I decide not to deal with renters, many renters that I  have dealt with are very picky, time wasters, and tire kickers. I focus more on buyers is more cost effective for me.

Kevin, I would say Renters need to make their minds up faster, as it is not their house but someone else's that actually owns it. But buyers, the serious ones, are more committed, as long as you get them qualified with a buyer rep agreement and a lender.

You CAN start to look for RENTERS who want to buy... hows THAT?????

Maybe you can start a postcard campaign to an apt complex.......

How does THAT sound...of course it will take a while to get results.....

I focus on buyers and sellers. I have no problem servicing someone who wants to rent but that is not the focus.

Buyers are the focus. Renters may try to run you around and not be serious. With gas as it is i'm looking for serious buyers and sellers.

I do focus on buyers instead of renters.  I have yet to deal with renters but I just prefer buyers.
