Kingsbrooke Townhouse Report: February 2015
Hope everyone is enjoying their spring break. Mother Nature, while giving us some steady wind, has bestowed upon us some great weather. It's refreshing to go out without a coat and have more hours of sunshine. Of course, before we move full force into spring, let's take a look back at the Kingsbrooke townhouse market and see what happened in the month of February. We will make our comparisons to last month (January 2015) and last year (February 2014.)
TOWNHOUSES FOR SALE IN KINGSBROOKE
4 Listings Sold: 3 Regular Sales, 1 Short Sale
Compared to January, February's activity in the available Kingsbrooke townhouses for sale was great! Of course, we went from no available townhouses to buy in Kingsbrooke, to four when February came to a close. Since there were no active listings in January, the only comparison we have is to last year. The average list price was up over 6% since last year. That's great news! Of course, the sold column is always where you find out the whole story. List prices, we must remember, are desired sales prices of sellers. We only find out what a buyer was willing to pay AFTER settlement.
TOWNHOUSES UNDER CONTRACT IN KINGSBROOKE
2 Listings were Under Contract: Both Regular Sales
There were two Kingsbrooke townhouses under contract when February ended...one less than we had under contract in January. The high list price at time of contract was up 2.5% since last month, but high marketing time was 52% longer. The low list price at time of contract was up nearly 4% since last month and low marketing time 61% faster. The average list price at time of contract was up 2.5% since last month and up nearly 2.5% when compared to last year. The average marketing time was 15% longer than it had been last month, but 211% longer than it had been last year.

3 Listings Sold: All Regular Sales
It was nice to see three Kingsbrooke townhouses make it to settlement in February. That's two more than we saw the first month of the year. As such, let's just look at averages across the board. The average sold price was down less than 1/10th of 1% since last month, but up over 2% since last year. The average marketing time was 986% longer compared to last month and 153% longer compared to last year. All in all, buyer demand is still high for Kingsbrooke townhouses.
