Renovations that could add value …..

Flooring: engineered hardwood flooring

Countertops: The overall appearance that fits the kitchen best, could be granite or quartz.

Lighting: Light fixtures should match the style in the property.

Hardware: Good quality door handles and cabinet knobs are an easy way to make the place look stunning.

When the flooring, lighting, and hardware all work together, it gives the property a feeling of luxury. This will attract the Buyers’ attention, and the Sellers’ will likely get a better price.

Rosalind - This information is very true. I recently saw a home sell for $30k more than it should have because an investor came in and re-did the flooring, painted the cabinets, and added lighting and hardware that all matched, and gave the home a very contemporary look. It was bought 2 months earlier, and has a sale pending for $100k more than what the investor purchased it for, selling for a little over $370k. The last home exactly like this one, also remodeled, sold for $340k just 3 months ago.

Rosalind, sellers making these changes to bathrooms and kitchens will find their sales price higher on a contract.
