Hi Sheri - as Gabe Sanders commented, title insurance can be a very confusing subject for buyers regardless of how many times they have purchased or how many properties they may own.  

This is straight forward information that will serve them well.  Of course, a discussion with a local title officer will give them insight into their particular property and community.
