UNDERSTANDING THE LOCAL MARKET CONDITIONS!

All real estate is local. It really is true, but buyers and sellers don’t often realize the impact  the local market has. So be careful about believing what you read online or in the media reports on the housing market, and assume what they say is true everywhere, including your particular community.

 

Are you a first time home seller?On another note…you may know and love Zillow, as many consumers do. But before you focus too much on what Zillow says is the current value of your home, the “Zestimate,” you might want to read “Do Not Rely on Zillow to Make Decisions.”

 

Positioning your home correctly in the current market (i.e., your competition) is perhaps the most important you must do in order to sell it quickly and for the best price. The amount of inventory as compared to buyer demand is critical to understand (you know it as supply and demand).

 

Inventory impacts the pricing and marketing time of your home. And to properly position your home in your local market we also need to consider your home’s condition, location, any improvements, and other factors.

 

Keep in mind that it's the market that will determine what your home will sell for, not what you think it's worth or what you need to sell it for.
